Steps in the Process
- Determine client’s criteria
- Select properties which meet criteria
- Obtain information on selected properties, including rental rates, construction allowance, floor plans, and building amenities
- Review this information with client
- Drive by various properties with client, to get a “feel” for the building and the neighborhood
- Prioritize properties with client
- Schedule Showings (tours of available suites) with Landlord’s representative
- After the Showings, select one or two top prospects with client
- Meet with landlord’s space planner
- Review space plan and make revisions with client
- Review construction quotes with client, to cut out the “fat”
- Forward approved floor plan and construction quote to landlord’s representative
- Review landlord’s formal proposal with client
- Submit counter-offer to landlord, on behalf of my client
- Negotiate final agreement on business terms
- After agreement, request lease document from landlord
- Review lease document with client (and client’s real estate attorney)
- Negotiate terms and language in lease document with landlord
- Submit client’s signed lease to landlord
- Assist client during construction phase, and with move-in
- Assist client in resolving any problems with landlord during the entire lease term
- Remind client prior to lease expiration, to determine if client wants to remain in the building, or wants to relocate
- Request formal proposal to renew lease from current landlord
- Negotiate renewal, or start the search for another location
